Every homeowner's situation is different, so whether your best route is legal help, selling, or working through your mortgage company, we earn either through referrals to trusted partners or - if you decide to sell to us - through the rehab and resale of the property on the back end. Either way, the conversation with you costs nothing.
I've already got it handled. Why should I still talk to you?
The foreclosure process isn't always what it seems. Mortgage companies can tell you one thing and then do another, and the rules vary depending on your loan type, your equity, and your timeline. You probably take your truck to a mechanic because they know things about your truck that you don't - it's the same idea here. A 15-minute call costs you nothing and can confirm you're on the right path - or catch something you missed.
Can I just pay the past-due amount to stop the foreclosure?
Most of the time, yes - that's called reinstatement and Texas law allows it up until shortly before the auction. But there are specific scenarios where, once you're in default, the mortgage company can require the full principal balance to be paid off (called acceleration). It's hard to know which scenario applies without asking the lender the right questions - and that's exactly where we come in.
